Full Job Description
Position Summary:
The Maintenance Technician is responsible for performing routine and emergency maintenance to ensure the property remains in top condition and provides a safe, comfortable environment for residents. This role requires hands-on technical skills, problem-solving abilities, and the ability to manage service requests efficiently. The Maintenance Technician works closely with the maintenance team to complete repairs, troubleshoot issues, and maintain building systems.
Key Responsibilities:
Maintenance & Repairs:
- Perform general maintenance tasks, including plumbing, electrical, HVAC, carpentry, and appliance repairs.
- Complete service requests and work orders accurately and in a timely manner.
- Conduct routine property inspections to identify and address maintenance needs.
- Assist with unit turns, including painting, repairs, and cleaning to prepare apartments for new residents.
- Troubleshoot and resolve emergency maintenance issues, responding promptly to after-hours calls.
- Maintain and ensure proper operation of all building systems.
Operations & Compliance:
- Maintain accurate records of completed work orders, inspections, and inventory.
- Follow all safety protocols and ensure compliance with OSHA and other regulatory standards.
- Assist with vendor coordination for specialized repairs and services.
- Properly handle, store, and dispose of hazardous materials in accordance with safety guidelines.
Resident Relations & Customer Service:
- Provide prompt and professional customer service to residents regarding maintenance requests.
- Communicate effectively with residents about repair timelines and work being performed.
- Assist with move-in and move-out inspections to ensure units meet quality standards.
- Support the leasing team by ensuring model units and common areas remain in excellent condition.
Qualifications:
Education & Experience:
- High school diploma or equivalent (required).
- Minimum of one year of experience in property maintenance (preferred).
- Valid driver’s license and reliable transportation (required).
- Proficiency in speaking, reading, and writing in English.
- Basic knowledge of maintenance operations in multifamily property management.
Skills & Competencies:
- Hands-on experience with general maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repair.
- Strong problem-solving skills with the ability to troubleshoot and resolve maintenance issues.
- Ability to work efficiently in a fast-paced environment while maintaining quality and attention to detail.
- Excellent communication and interpersonal skills when interacting with residents and team members.
- Familiarity with maintenance tracking software (e.g., Appfolio, Google Suite) is a plus.
